I’m not sure I understand the question entirely James, but I’ll do my best. From my experience, I firstly avoid any BROAD keywords out there, as they are very vague and do not really help me identify the niche: Health, weight loss, make money are all examples of keywords whose traffic data (which is huge) is something I would never rely on to make a site out of.

If you feel that the site is performing well, you can add articles at regular intervals to keep it up.
Experience. Whatever area you want to work in as a consultant, you must be able to show clients that you’re qualified to advise them. If there are organizations related to your field, make sure that you’re a member of them. Similarly, if you can take a course and become certified or registered in your field, do it and then add that to your credentials.
But don't make the mistake of thinking this will be a passive source of income—you're on call whenever you have a guest and you'll always need to keep the place clean for incoming visitors. On top of just renting on Airbnb, consider offering your guests paid add-ons, like Lauren Gheysens', Royal Day Out in London, England—where she gives visitors a local's only tour of the city, complete with bespoke 18th century costumes.
Mechanical Turk: Amazon's Mechanical Turk is a resource for doing human-intelligence tasks, or as the site commonly refers to them, HITs. You get paid a very small fee for any given HIT and you'll need a good deal of volume to make a substantial amount of money. But it is a resource you can use in your spare time to generate a small income online.

I’m so sick of people spouting this EMD bullshit. I have a bunch of sites, all of which are fairly new and using EMDs. They didn’t get whacked and are making me a regular income via Amazon. Just because you didn’t have success a bunch of asshat spammers on webmaster forums failed with them doesn’t mean that they don’t work. I’m not saying that they give you a boost or anything; simply that they don’t get you slapped.
Build up a following on your Instagram account and you could quickly be making extra money online. Major brands, gear companies, and even startups are willing to shell out $500-$5,000+ per post to get in front of your audience. Use ClickFunnels to build a free-plus-shipping offer. Create a low-ticket front-end offer that will draw in the customers. On the next step of the funnel, hit them with your core offer. After that? An upsell. Maybe a down-sell if they don't take that. Maybe even a high-ticket up-sell at the very end. Once you get the hang of sales funnels, the sky really is the limit.

My 10-year-old son brought home a book from our park’s free library box. It was a biology textbook – teachers edition. He said it looked interesting and hey, it was free (having no idea you could sell it). I scanned it in my Amazon seller app and realized it was worth around $150. He was so excited. You do not need to pay a fee to sign up and once you are signed up they have you take several surveys so that they can figure out which campaigns you would be interested in. Once you have been accepted, products will be sent to your home and they will also include other offers that you will be able to share with friends and family.
It’s just weird not knowing what I do not know. Perhaps if I followed along and hired someone to build links, traffic would be 2X higher? Who knows. I even saw a testimonial from one of my PF blog peers how great so and so link building/SEO site was… and I was thinking…. man, what a fool I am to not participate and take the easier way. The site also is a PR5, but I don’t think the traffic is the same, but who knows.
